Turn Key Scope of Work

 

Our Turn Key Construction Includes:

  • Lot inspection and home site approval with owner
  • Review Construction plans
  • Filing and handling all necessary permits
  • Arrange for engineering services as required (this may increase costs)
  • Install Well, line, and pump on allowance
  • Install Septic system on allowance
  • Electric service to meter (100 feet), complete hook-ups per plan
  • Electric and Water hook-ups per plan
  • Excavation for foundation, septic, and utilities with a $500 Rock Clause
  • Poured concrete, block, or pre-cast basement walls
  • Complete basement options per plan
  • Block foundation for crawlspace and garage applications
  • Install exterior drain system, damp-proof to grade
  • Electric and water lines
  • Pressure treated sill plate with foam seal
  • Exterior siding, trim, roofing, gutters and downspouts installed
  • Provide and install appliances (Electric range, refrigerator, dishwasher) on allowance
  • Complete all interior finish work including painting, cabinetry, floor coverings, and trim work
  • Walk-through inspection with Owner prior to closing date and completion of any punch-list work
  • Many custom options are available

These descriptions are based on typical construction on an average site. However, each project varies. Special conditions may warrant adjustments. Your project will be completed according to the plans you review. Specific features and details to be included will be added as an addendum to the contract.
